Queensland tenancy act provides for reimbursement of costs to tenants for EMERGENCY PLUMBER, but ONLY IF YOU TRIED to call the nominated repairer
Call your # landlord/real estate/ plumber nominated in lease first.
If the drain overflow is causing a nuisance, turn off all your appliances, washing machine, dishwasher and STOP using shower, flushing toilet only when you must.
IF you are not using any water at all and your drain still overflows, knock on your neighbour’s door on UPHILL side/ upstairs in unit block.
You may be on a common house drain OR the sewer main/ stack base may be blocked and you are the lowest point!
Tell the neighbour your problem, “drains/ toilet overflowing” and ask them to stop using drains too, see if that helps, it may avert an even bigger clean up.
If you have a copy of council drainage plan (with settlement documents from purchase) try and find it while waiting for plumber.
UNITS Try and turn off cold water, locating turn off tap is difficult in the dark, but look around unit for any access panels in robes, under wash trough at hot water tank.
HOUSES Water meter is usually just outside front fence line, in a box underground. Try looking back at the house to front house tap, plumbers are lazy so the water pipe trench will go direct to front tap, perpendicular to boundary. Take a TORCH and pair of pliers to turn handle off. If you can’t find water turn off ask a neighbour/ body corporate delegate for any clues.
If that fails turn on outside taps and other taps, this may reduce flow and prevent overflowing basin/sink etc.
Quickly use towels to build a weir across bathroom door, and divert flood water down floor drain, to prevent flood spreading to other rooms/carpet/ timber floors.
Bail it out any way you can, scoop up water from floor into a bucket with a plastic dustpan and tip bucket down toilet or into bath, sweep down grate to help floor drain.
Turn off light circuit at switchboard and don’t touch any electrical points, especially while standing in the water. Wait for plumber.
Turn off gas or electricity, turn on any HOT tap to allow cold water in to tank and relieve over-temperature. Safety valves discharge to prevent hot water tank over pressure, over-temperature, NEVER block valve drain. Preventative maintenance, lifting valve levers every 3 months prevent calcium build up in valve seat. AND replace safety valves every 5 years, they protect hot water tank from failure. IF TANK HAS RUPTURED water will leak from outer casing seams, turn off cold water supply to alleviate flooding.
TURN OFF WASHING MACHINE/ DISHWASHER/ frig taps even toilet inlet taps so hoses cannot burst when you away.
SAVE ENERGY turn of Hot water system gas/electricity too.
